Offices, surgeries and studios

Commercial Carpet Tiles Supplied & Fitted for Offices in SE London & Kent

Carpet tiles are the usual choice for offices, studios and surgeries because they go down in sections and a damaged tile can be swapped from spare stock. We supply the tiles, prepare the floor and fit them around your working hours, including evenings and weekends.

Why tiles

A floor you can repair one square at a time

Broadloom carpet across an office is one continuous sheet. When coffee goes over in the corner or a chair castor wears a patch by the printer, the whole run is affected. With tiles, the worn or stained square is lifted and replaced from spare stock kept from the same batch. That is the main reason businesses choose them, and why we suggest holding back a box when the job is finished.

Tiles also suit the way offices are fitted. They can be laid section by section, carried up stairs and into lifts without a roll, and cut around floor boxes and columns cleanly.

Choosing a grade

Match the use class to the traffic

Commercial floor coverings carry a use class. For a general office, class 32 is the minimum. For a reception, corridor or open-plan floor, choose class 33, and for entrances and heavy circulation routes, class 34. Castor-chair suitability is a separate check and is not implied by the use class.

A domestic-grade tile in a busy corridor is a false economy: the labour to lift and refit is the same as fitting the right tile first time. Our commercial carpet tiles guide covers backings and laying patterns in more depth.

Around trading hours

Evenings, weekends and phased installs

Downtime is the biggest worry most businesses have, so the fit is planned around you. Before fitting day we agree the sequence in writing: which areas go first, where furniture moves to and what needs powering down. Larger floors are done in phases so part of the space stays in use at each stage.

Fitting day

What happens while the tiles go down

On the day, dust sheets go down over anything staying in place, and furniture is moved in the order agreed beforehand. Tiles are laid from a set-out line so the pattern runs square to the main walls, with cuts kept to the edges and around floor boxes. Threshold strips are fitted where the tiles meet other floors, such as a kitchen in LVT or a toilet in sheet vinyl. Old flooring is bagged and taken away where that is part of the quote, and the space is cleaned before your team comes back in. We also suggest keeping a few spare tiles from the same batch, so a damaged square can be swapped later without a visible colour change.

Preparation

Clean, level base and the right tackifier

Tiles need a sound, flat floor and the correct adhesive or tackifier, which lets individual tiles be lifted later. On refurbishments that usually means removing old adhesive and smoothing or levelling the concrete, with moisture checks first. Details of that work are on our floor screeding page.

Your quote

How a commercial carpet tile quote is built

A fair quote covers the tile, the preparation, the adhesive or tackifier and the labour, including whether fitting happens inside or outside normal hours. Ours names the product and its use class, the square metre figure, the preparation allowed for, the laying pattern and the threshold details. Carpet starts from £18/m² on our published pricing, and commercial quotes depend on the product, preparation and fitting hours. More on that is on the main commercial flooring page, and landlords can see our rental flooring service.

Mixed fit-outs are common: tiles in the office, commercial LVT in the kitchen or entrance, and sheet vinyl in toilets.

FAQs

Carpet tile questions from businesses

Can you fit carpet tiles outside office hours?

Yes. We regularly fit in the evenings and at weekends so your team can keep working during the day. The timing is agreed in writing before the job starts.

What use class do I need for a reception or corridor?

Class 33. Receptions, corridors and open-plan floors take heavy foot traffic. Class 31 or 32 suits private offices and meeting rooms, and class 34 is for entrances and the busiest circulation routes.

Can you work in phases around desks?

Yes. On bigger floors we work in sections so part of the office stays usable at every stage, moving desks and equipment in an agreed order.

Do you lift old carpet tiles and adhesive?

On refurbishments we confirm in the quote who lifts and disposes of the old floor. Old adhesive removal and levelling are part of the preparation we carry out before new tiles go down.

Can you fit LVT in the kitchen or entrance as part of the same fit-out?

Yes. We fit glue-down commercial LVT for staff kitchens, entrances and other areas that need wiping clean, and sheet vinyl where joints would be a problem, so one team handles the whole floor.
