Recommended landlord specs
- Bedrooms: 8mm stain-resistant polypropylene twist on 8mm PU underlay. Stands up to repeated tenancies.
- Hallways, kitchens, bathrooms: 2mm glue-down LVT or cushioned sheet vinyl - waterproof, bleach-cleanable.
- HMOs & lets above ground floor: acoustic underlay rated to leasehold spec - often a requirement on freeholder consent.
- Whole-flat turnarounds: matching colour family across all rooms keeps the look tidy and lets you re-let faster.

Our published starting prices for supply and fit are carpet from £18/m², sheet vinyl from £20/m², laminate from £22/m² and LVT from £45/m², with subfloor preparation from £12/m² where a floor needs levelling first. Every quote is free and fixed, so you know the cost before the void period starts. We uplift and dispose of the old flooring as part of the job, and we can help move standard furniture, which saves a separate clearance visit between tenants.
