Premium glue-down LVT service

Karndean and Amtico flooring, supplied and fitted

We bring Karndean and Amtico samples to your survey, prepare the subfloor for the chosen product, and install the floor to the manufacturer's published guidance across Kent and South East London.

What the service is

Premium LVT chosen, prepared and fitted as one job

Karndean and Amtico are premium LVT brands with wood and stone effects, supported patterns and published technical information. Their ranges provide design quality, batch consistency and stated wear layers, giving you clear product information before a floor is selected. Karndean covers a broad spread of wood and stone looks across its ranges, while Amtico supports detailed pattern work with plank formats designed for herringbone, chevron, basketweave and parquet-style layouts.

JT Flooring handles both supply and installation. That matters because these glue-down floors are only a few millimetres thick and follow the subfloor exactly. Product choice, room layout, moisture condition, preparation and adhesive therefore need to be considered together. Our service covers the visit, samples, floor checks, necessary preparation, fitting and finishing rather than separating the material from the work beneath it.

When you need it

For practical rooms and design-led layouts

Glue-down LVT has a waterproof surface and suits kitchens, bathrooms, hallways and open-plan rooms. Karndean or Amtico is worth considering when you want the product specification and design choices of a premium range, or when the room calls for more than a plain straight plank. A hallway may benefit from a border or design strip, while an open-plan floor can carry a larger pattern without losing its shape.

Brand is not a substitute for a sound base. Because both materials show the surface below, a floor that is damp, uneven or poorly prepared can undermine an otherwise suitable choice. We inspect first and leave samples so you can decide in the room itself. If the main decision is between the brands, our Karndean versus Amtico guide keeps that comparison separate from this fitting service.

The process

From samples and moisture readings to the finished threshold

The process starts with a free site visit. We bring samples and can leave them with you so the colour and effect can be judged in your own light. We discuss the plank direction, any feature cuts, border or pattern, then inspect and moisture-test the existing floor. The old covering is lifted before preparation. Concrete can be levelled with latex screed where needed; timber floors can receive a plywood overlay. See the dedicated subfloor preparation service for what that stage involves.

Manufacturers set moisture limits and acclimatisation instructions, often requiring the material to remain in the room for a day or two. We follow the published guidance for the selected range and document the preparation rather than treating every product alike. Skipping preparation or acclimatisation can invalidate the guarantee. Once the base and material are ready, we dry-fit the layout to balance the pattern, establish plank direction and plan feature cuts.

Installation uses manufacturer-spec pressure-sensitive adhesive. Planks are rolled and weighted so they make consistent contact. Cuts are scribed to skirtings, door bars are set flush and seams are sealed where required. Doors can be trimmed on the day to swing over the completed floor. The written quote also covers old-floor disposal, standard furniture moved and replaced, clean-up and dust-sheet protection, so the practical finishing work is clear before fitting starts.

Ranges and options

Karndean, Amtico and the details around the planks

Karndean ranges regularly fitted include Knight Tile, Van Gogh and Art Select. The Amtico ranges include Spacia, Signature and Form. We also fit Moduleo LayRed and Roots and trade-equivalent LVT ranges. The right choice depends on the effect, format, technical data and pattern needed for the room, not simply which logo is on the box. Our Karndean and Amtico fitting guide goes deeper into preparation and installation.

Design strips and borders can make a hallway feel individually planned. Custom Amtico borders, motifs and inlay strips are possible, while supported plank formats allow patterns such as herringbone and chevron. For a pattern-led project, visit our herringbone flooring service. Suitable products can also be used over underfloor heating within the manufacturer's surface temperature limit, commonly around 27 degrees C.

Manufacturer wear warranties can run up to 25 years depending on the range. After fitting, keep a few spare planks from the same batch because an individual glue-down plank can be replaced. Use the manufacturer's recommended cleaning product, avoid steam mops, and protect the floor with felt pads and barrier mats. Our wear layer guide explains how to read the product information.

Choosing between them

Choose the room and design before the badge

Karndean offers a wide spread of wood and stone effects across price points. Amtico offers extensive pattern support and options for custom borders, motifs and inlay strips. Both publish technical information, both require the stated preparation, and both can produce a carefully detailed glue-down floor. We hold trade accounts directly with manufacturers including Karndean, Amtico and Polyflor, and we are independent, so our role is to show the options rather than declare one brand the answer for every room.

Why choose JT Flooring

Independent advice and one team for materials and fitting

JT Flooring is a flooring specialist, not a kitchen, bathroom or general building company. Jordan and a small crew handle the work, and most work comes from recommendations. Direct manufacturer trade accounts mean customers can obtain the same materials without the retail mark-up. Because we fit multiple brands, there is no reason to steer every customer toward one range.

The business is fully insured and open every day from 8am to 6pm. Site visits and written, no-obligation quotes after the visit are free. For the wider material category, see our LVT supply and fitting page. You can also review the inclusions and cost drivers on the pricing page, or view the existing specialist page for Amtico fitting in Beckenham.

FAQs

Karndean and Amtico fitting questions

Do you fit both Karndean and Amtico?

Yes. JT Flooring supplies and fits glue-down LVT from both Karndean and Amtico, as well as other appropriate LVT ranges. We are independent fitters with trade accounts held directly with manufacturers, so there is no reason for us to push one brand over the other.

Which Karndean and Amtico ranges do you fit?

The ranges we regularly fit include Karndean Knight Tile, Van Gogh and Art Select, plus Amtico Spacia, Signature and Form. We also work with Moduleo LayRed and Roots and trade-equivalent ranges where they suit the room and design.

Can I see samples in my own home before choosing?

Yes. We bring samples to the survey and can leave them with you, allowing you to see the colour, pattern and finish in your own light before choosing.

Will the way it's fitted affect the manufacturer's warranty?

It can. Manufacturers publish moisture limits, acclimatisation instructions, adhesive requirements and fitting guidance. Skipping preparation or acclimatisation can invalidate the guarantee, so we follow the guidance for the selected range and document the preparation. Manufacturer wear warranties can be up to 25 years depending on the range.

Can you add a border or design strip?

Yes, where the chosen range and room layout support it. Karndean and Amtico offer pattern choices, while design strips, borders and custom Amtico motifs or inlay strips can create a more individual finish. These details are planned before fitting begins.

Do you take up and dispose of the old floor?

Yes. Existing flooring uplift and disposal are included in our quotes, along with standard furniture moved and replaced, all cuts, scribes and seams, door bars, clean-up and dust-sheet protection.
