Our laminate flooring is supplied and fitted from £22 per square metre. On our published pricing, a single bedroom of around 12 square metres typically comes to £260 to £420, a double bedroom £350 to £560 and a through lounge £485 to £770. Those ranges assume mid-range boards, standard preparation, and uplift and disposal of the old floor. The rest of this page explains why two laminate rooms of the same size can end up at opposite ends of the range, so you know what you are paying for before anyone arrives with a tape measure.
What the square metre rate covers
A fitted laminate price is more than boards. It pays for the underlay beneath them, the beading or scotia that hides the expansion gap at the skirting, the thresholds where the floor meets another room, and the labour to lay it square and tight.
It also includes the work nobody sees in the photographs: lifting the old covering, taking it away, and moving standard furniture out and back. When comparing prices from different firms, check each of those is actually in the figure rather than added later.
- Click-lock boards in 8mm, 10mm or 12mm
- Acoustic or damp-proof underlay to suit the floor
- Beading, scotia and thresholds finished neatly
- Old flooring uplifted and taken away
- Standard furniture moved and replaced
The five things that move the price
Board thickness and grade. Thicker boards feel more solid and hide small imperfections better, and better ranges have tougher surfaces and more convincing grain. The step from an entry board to a thick, high-grade one is the biggest single swing in a laminate quote.
Underlay. Laminate over concrete needs a moisture barrier. In a flat or upstairs room, an acoustic underlay is what stops the floor sounding hollow to you and to the neighbours below. Cheap underlay is the most common reason people dislike their laminate.
The shape of the room. A plain rectangle is quick. Bay windows, chimney breasts, radiator pipes and lots of doorways all mean more cuts, more waste and more time.
The floor underneath. Laminate is more forgiving than LVT, but it still needs a reasonably flat base. Humps and dips make boards flex and click, so uneven areas are levelled first, which our site prices from £12 per square metre.
Hallways and stairs. Our published guide for a hallway, stairs and landing in laminate is £420 to £680. Stairs take far longer per square metre than a room because every tread and nosing is cut and fixed individually.
Where laminate is good value, and where it is not
Laminate earns its place in bedrooms, lounges, dining rooms and hallways, and it is a sensible choice for rental properties where a tough, low-cost floor matters more than softness underfoot.
It is not the floor for a wet room or a family bathroom. The core is wood based, and standing water at a joint makes it swell for good. In kitchens and bathrooms we point people towards LVT or sheet vinyl instead, even though laminate costs less on day one, because replacing a swollen floor costs more than doing it once properly.
How to keep a laminate quote down honestly
Do several rooms in one visit. Travel, set-up and waste are shared, and continuous boards running through doorways can remove thresholds altogether.
Clear small items yourself, and tell us early about anything very heavy that needs moving.
Pick a mid-range board rather than the cheapest. The saving on an entry board is usually small in pounds and noticeable underfoot for years.
Do not skip the underlay or the levelling to save money. Those are the two lines that decide whether the floor still looks and sounds right in five years.
Getting an exact figure
The ranges above are a guide. Your written price comes after a free site visit, where we measure, check the subfloor and talk through boards and underlay. There is no callout fee and no obligation. If you are weighing laminate against LVT for the same room, the two can be priced side by side at the same visit.

Frequently asked questions
How much does laminate flooring cost per square metre?
Our laminate is supplied and fitted from £22 per square metre. The final figure depends on the board, underlay, room shape and the state of the floor underneath.
How much to lay laminate in a bedroom?
On our published pricing, a single bedroom of about 12 square metres is typically £260 to £420 and a double of about 16 square metres £350 to £560, fitted.
Is underlay included in the laminate price?
Yes. Every laminate floor we fit goes down on a suitable underlay, either acoustic or with a damp-proof layer depending on the floor beneath.
Does the price include taking up my old floor?
Our room ranges assume uplift and disposal of the old flooring and moving standard furniture. Your written quote will state it clearly.
Is laminate cheaper than LVT?
Yes. Laminate starts at £22 per square metre fitted against £45 for LVT, but LVT is the better choice where water is likely, such as kitchens and bathrooms.
