Sheet vinyl is supplied and fitted from £20 per square metre, which makes it the most cost-effective waterproof floor we lay. For bathrooms, kitchens, utility rooms and rental flats it often gives the best value of any material. Because it comes as one continuous sheet, the price depends less on floor area than you might expect and more on how many obstacles the sheet has to be cut around. This guide explains how vinyl is priced, where the money goes and how it compares with LVT.

Why a small room can cost more per metre

Sheet vinyl comes off a roll in fixed widths. A room is covered with as few pieces as possible so there are no seams for water to find, which means you pay for the width the room needs, not just the area inside the walls. A narrow bathroom can use a surprising amount of roll.

Small rooms also carry the most detail. A cloakroom might be only two square metres, but it has a toilet, a basin pedestal, pipework and a door frame, all of which have to be cut accurately. We template awkward rooms first so the sheet goes down cut exactly, which takes time regardless of how small the room is.

What goes into a vinyl price

Preparation. Vinyl follows the floor underneath closely, so bumps, board edges and nail heads show through in time. Over floorboards we usually lay a plywood overlay first, and over rough concrete a levelling compound. Our site prices subfloor preparation from £12 per square metre.

Fitting and finishing: templating, adhesive or perimeter fixing, sealing around the bath or shower tray where needed, and a neat threshold at the door.

Uplift and disposal of the old floor, which is especially worth confirming in bathrooms, where old tiles or several layers of old vinyl are common.

Vinyl or LVT: which is better value?

Both are waterproof on the surface. Sheet vinyl starts at £20 per square metre fitted, LVT at £45. For a small bathroom, a utility room or a rental flat where the floor needs to be practical, hygienic and quick to clean, sheet vinyl usually wins on value.

Looking after a vinyl floor so the money lasts

Quality cushioned vinyl is tougher than it looks. The biggest risk is dragging heavy furniture or appliances across it, which can tear or crease the surface. Lift rather than drag, and put protective pads under table and chair legs.

Clean with a damp mop and a mild cleaner rather than harsh chemicals or steam, and wipe up grit in doorways, since it acts like sandpaper underfoot.
